Chapter 8: The Three-Million-Dollar Secret
“Three million dollars?””
James repeated the amount as if saying it aloud might somehow make it less real.
David nodded.
“The lien was registered eighteen months ago.””
Richard looked at the attorney.
“That's impossible. Blackwood Manor was never pledged as collateral.””
“The property record says otherwise.””
“Then the record is wrong.””
David turned his laptop toward Richard.
“Here's the registration.””
Richard stared at the screen.
The document showed a secured loan issued to Whitmore Holdings.
The collateral was Blackwood Manor.
The amount was $2.8 million.
The registered authorization carried Richard's signature.
James felt a chill run through him.
“You borrowed money against my property?””
Richard shook his head.
“I never intended to.””
“That's not what I asked.””
Richard looked at his son.
“I signed a financing package eighteen months ago. It was connected to a business restructuring.””
“Was Blackwood Manor included?””
“I didn't believe it was.””
David scrolled through the registration.
“Your company used the property as security.””
Richard's face tightened.
“Who authorized that?””
David looked at the document.
“According to the filing, the authorization came through the company's legal department.””
Richard turned toward him.
“Who was handling the transaction?””
David hesitated.
“Your former finance director.””
“Name.””
“Daniel Hayes.””
James stared.
The man from Brittany's photographs.
The man who had been discussing the sale of Blackwood Manor.
The man who had promised Brittany a commission.
Richard's expression darkened.
“Daniel was working for us?””
David nodded.
“Until six months ago.””
Martin stepped closer.
“Now things make sense.””
Richard turned.
“Explain.””
Martin pointed toward the loan document.
“Daniel was involved in the financial department when the company underwent restructuring. He had access to the property records and the old estate files.””
James looked at the photograph of Blackwood Manor.
“So Daniel knew the property belonged to me?””
Martin nodded.
“It's likely.””
“And he used it to secure a company loan?””
“That's what this filing suggests.””
James looked at his father.
“Did you know?””
Richard's face was pale.
“No.””
“Did you ever check the collateral list?””
Richard didn't answer.
David spoke quietly.
“The loan was approved through a series of corporate authorizations. The original file should contain the full record.””
Richard pulled out his phone.
“Get me the current finance director.””
He dialed.
The ballroom was so quiet that everyone could hear the ringing.
One ring.
Two.
Three.
Finally, a man answered.
“Mr. Whitmore?””
“Peter, I need you to pull the Blackwood Manor financing file immediately.””
A pause.
“Sir, that's an old transaction.””
“I'm aware. Pull it.””
“Is something wrong?””
“Yes. Something is very wrong.””
Richard ended the call.
Brittany suddenly laughed.
“Isn't this convenient?””
James turned toward her.
“What?””
“Your father borrowed against the property, Daniel arranged the financing, and now everyone wants to blame me.””
Richard looked at her.
“You were planning to sell the property.””
“I was planning to sell an asset that was already tied up in a loan!””
James stared.
“Did you know about the three million dollars?””
Brittany hesitated.
Then she nodded.
“Yes.””
Richard's eyes narrowed.
“How long?””
“Several weeks.””
“And you didn't tell James?””
“Why would I? He wasn't involved in the business.””
James stepped forward.
“You were planning to sell my inheritance to pay off a debt you knew about?””
“I was trying to protect the property's value!””
“By selling it?””
“By negotiating a transaction!””
Richard slammed his hand against the lectern.
“Stop pretending this was a charitable act!””
Brittany flinched.
“You don't know what I was trying to do.””
“I know exactly what you were trying to do.””
She turned toward James.
“Your father is making me look like a criminal because he doesn't want you to know what happened eighteen months ago.””
James looked at Richard.
“What happened eighteen months ago?””
Richard stared at her.
“Don't.””
Brittany smiled bitterly.
“Tell him.””
Richard said nothing.
She took a breath.
“Your father was desperate. Whitmore Holdings was struggling. Several major projects were losing money, and the bank was threatening to withdraw its credit facility.””
James looked at his father.
“Is that true?””
Richard nodded reluctantly.
“We had a difficult period.””
“How difficult?””
“Very.””
Brittany continued.
“He needed money quickly. Daniel arranged a loan using Blackwood Manor as collateral.””
Richard turned toward her.
“You weren't there.””
“I was.””
James frowned.
“What?””
Brittany looked at him.
“Daniel told me everything. He said your father had already signed the documents. He said the property was the only thing keeping the company alive.””
Richard's face hardened.
“Daniel lied.””
“Did he?””
David interrupted.
“We shouldn't speculate. We need the original loan file.””
Martin nodded.
“Agreed.””
But Brittany wasn't finished.
“There's something else.””
James closed his eyes.
“Of course there is.””
Brittany stepped closer.
“Daniel told me that if the company defaulted, the bank could take Blackwood Manor.””
Richard looked at David.
“Is that possible?””
David examined the lien.
“Depending on the terms of the loan, yes.””
James felt sick.
“So my inheritance was used to save the company?””
Richard looked at him.
“I was trying to prevent the collapse of everything your grandfather built.””
“By risking the property he left me?””
“I thought I could repay the loan before it became a problem.””
“Did you?””
Richard lowered his eyes.
“No.””
The answer was devastating.
Diane approached her husband.
“Richard, why didn't you tell us?””
He looked at her.
“I thought I could fix it.””
“You've been saying that for years.””
Richard swallowed.
“I know.””
James stepped away from the stage.
He needed air.
The ballroom suddenly felt suffocating.
He walked toward the tall glass doors overlooking the garden.
Outside, the flowerbed was still disturbed.
A muddy patch marked the place where his mother had fallen.
He stared at it.
He could still see Brittany's hands pushing her backward.
He could still hear his own voice.
Dad, it was just an accident.
He pressed both hands against the glass.
How many times had he chosen convenience over courage?
How many times had he allowed someone else to suffer because he didn't want an argument?
Behind him, Diane approached.
“James?””
He turned.
“Mom.””
She stood beside him.
For a moment, neither spoke.
Then James looked at her ruined dress.
“I'm sorry.””
Diane blinked.
“For what?””
“For leaving you on the ground.””
Her lips trembled.
He continued.
“I saw you fall. I knew what happened. And I still defended her.””
Diane reached for his hand.
“You were under pressure.””
“That doesn't excuse it.””
“No.””
He looked at her.
She squeezed his fingers.
“But you can choose what happens next.””
James lowered his head.
“I don't know how to fix everything.””
“You don't have to fix everything today.””
He looked toward the ballroom.
“Dad hid your inheritance from me. Brittany tried to steal it. And now the company may lose the property.””
Diane nodded.
“I know.””
“I'm so angry.””
“You have every right to be.””
James's eyes filled.
“I'm sorry, Mom.””
Diane pulled him into an embrace.
For the first time that day, he held her without worrying about who was watching.
Richard stood near the stage, watching them.
His face was drawn.
He had wanted to protect his family.
Instead, he had created a secret that was now threatening to destroy it.
Twenty minutes later, Peter Lawson, the company's current finance director, arrived at the ballroom.
He carried a thick file and a laptop.
“Mr. Whitmore, I brought everything I could find.””
Richard took the folder.
“Show me the loan agreement.””
Peter opened the file.
“Here's the original financing package.””
David examined the first pages.
Then he stopped.
“Richard.””
“What?””
“Look at the borrower authorization.””
Richard leaned over.
His eyes moved across the page.
The signature was his.
But beneath it was a second authorization.
A power of attorney granted to Daniel Hayes.
Richard stared.
“I never signed this.””
Peter looked uncomfortable.
“Sir, the file indicates that the authorization was witnessed by your former company secretary.””
“Who?””
Peter swallowed.
“Eleanor Price.””
Richard's face changed.
“Eleanor?””
James looked at him.
“Who is Eleanor Price?””
“My former executive assistant.””
David turned the page.
“There is something else.””
He pointed toward a clause.
The loan had been structured so that if the company failed to repay the debt by the end of the year, the lender could begin foreclosure proceedings against Blackwood Manor.
James stared.
“When is the deadline?””
Peter answered.
“December fifteenth.””
James checked the date.
November third.
Just six weeks away.
Richard looked at David.
“Can we stop it?””
“We need to challenge the authorization and investigate the loan process. But the lender has a registered security interest.””
Martin leaned forward.
“Who is the lender?””
Peter turned to the final page.
He read the company name.
Then he looked up.
“Hayes Capital Partners.””
Nobody spoke.
James slowly turned toward Brittany.
“Daniel's company?””
Brittany didn't answer.
Richard took the document.
“Daniel owns the lending company?””
Peter nodded.
“According to the corporate records, yes.””
David's face hardened.
“Then this is much more serious than a disputed property transfer.””
Richard looked toward the ballroom doors.
“Find Daniel.””
Peter shook his head.
“We've tried. He resigned six months ago, and his current address is unavailable.””
Brittany suddenly looked toward her handbag.
James noticed.
“What?””
“Nothing.””
“Brittany.””
She backed away.
“Leave me alone.””
James moved toward her.
“Did you know Daniel was the lender?””
She shook her head.
“I didn't know the full details.””
“Did you know he controlled the company holding the loan?””
She looked away.
That was answer enough.
Richard turned to David.
“Contact the bank. Freeze every transaction connected to this arrangement.””
David nodded.
“I'll make the necessary calls.””
Then Martin spoke.
“There may be a faster way to find Daniel.””
Everyone turned.
Martin reached into his case and removed a small envelope.
“I received this yesterday.””
He handed it to David.
Inside was a photograph.
Daniel Hayes stood outside Blackwood Manor.
Beside him was a woman.
A woman Richard recognized immediately.
His former executive assistant.
Eleanor Price.
But it wasn't the photograph that frightened him.
It was the date printed on the back.
October 30.
Three days ago.
James looked at his father.
“Why were they at my property?””
Richard stared at the photograph.
Then he whispered something that made Diane grip his arm.
“Because they're not planning to sell it.””
David looked up.
“What do you mean?””
Richard pointed toward the background of the photograph.
A large construction vehicle was parked near the estate entrance.
A demolition notice had been attached to the gate.
And beneath it was a red warning:
*SITE CLEARANCE AUTHORIZED — NOVEMBER 10.*

James felt his blood run cold.
Someone intended to destroy his grandfather's house before the legal dispute could be resolved.
