Chapter 4: The Man Richard Blake Was Afraid to Face

For three seconds, nobody moved.

Richard Blake stood on the stone terrace with a champagne flute in one hand and a microphone in the other. Behind him, the patio lights illuminated the white columns and glass doors of the house his family had spent years presenting as a symbol of their success.

He looked at me as if he were waiting for me to rescue him.

I looked back.

Then Tyler laughed.

"Wait. Ethan?"" he said, turning toward Grant.

"What did he do, flip the burgers exceptionally well?""

A few guests chuckled.

Richard didn't.

"Tyler," he said sharply, "this is not the time.""

The smile vanished from Tyler's face.

Madison's fingers tightened around my hand.

"Ethan, what is this?"" she whispered.

"Why is my father calling you up there?""

"I suppose we're about to find out.""

"Don't be difficult.""

"I'm standing right here.""

She released my hand as if my calmness offended her more than the public insults had.

Richard cleared his throat.

"As many of you know, our family has been navigating some complicated business matters over the last several months. We've had setbacks, certainly, but we've also been fortunate enough to find a partner willing to help us move forward.""

Grant straightened his blazer.

Chloe lowered her phone.

Madison's expression changed from confusion to anticipation.

She clearly believed her father was about to announce a new investor, perhaps someone from one of the private equity firms he had been courting.

Richard continued.

"This partnership will secure the future of our hospitality operations and preserve the property that has been in our family for nearly twenty years.""

Applause began.

Then he raised his hand.

"But I want to be clear. This isn't charity. It's a business arrangement with a man whose judgment I respect enormously.""

He looked at me again.

"Mr. Cole has demonstrated patience, professionalism, and integrity at a time when many others chose to walk away.""

The applause stopped.

Tyler stared at me.

Madison slowly turned her head.

"Mr. Cole?"" she whispered.

"Why is he calling you that?""

I didn't answer.

Richard stepped down from the terrace and approached me, carefully navigating the uneven stone steps.

He extended his hand.

"Ethan. Thank you for coming today.""

I shook it.

"Richard.""

He leaned closer, lowering his voice.

"I wasn't expecting you to be here when I made the announcement.""

"You invited Madison's friends. Madison invited me.""

His jaw tightened.

"Yes. Of course.""

I watched him glance toward the grill.

The spatula was still resting on the counter beside a pile of used paper towels.

Something about that seemed to make him uncomfortable.

"I hope everything was to your satisfaction," he said.

"The burgers turned out well.""

His eyes flickered toward the guests.

"Ethan, perhaps we could speak privately before we proceed.""

"About what?""

"About the acquisition.""

The word traveled farther than he intended.

Chloe's eyebrows rose.

Grant stopped adjusting his watch.

Tyler took a slow step toward us.

Madison's face had gone pale.

"The acquisition?"" she repeated.

Richard shot her a warning look.

"Not now, Madison.""

"But you just said—"

"I said not now.""

The sharpness of his voice silenced her.

I slipped my hands into my pockets.

"There's nothing private we need to discuss, Richard. The documents were finalized this morning.""

He swallowed.

"Yes. I understand.""

"Then you understand that the terms haven't changed.""

His face tightened further.

"Of course.""

Tyler laughed nervously.

"Okay, somebody explain what's happening. Did Ethan get a promotion?""

Nobody answered.

I turned toward the guests.

"Richard was referring to the property acquisition my company completed this morning. We finalized the transfer of the adjacent parcel and the associated property interests.""

I paused.

"The land, the main house, the pool, and the grounds covered by the deed are now owned by Cole Development.""

The silence was so complete that I could hear the swimming pool's filtration system humming behind us.

Madison stared at me.

"No.""

I looked at her.

"Yes.""

She shook her head, a small, disbelieving motion.

"That's impossible.""

"Why?""

"Because this is my parents' property.""

"Your parents have lived here for years," I said.

"That isn't the same as owning it outright.""

Richard stepped between us.

"Let's not oversimplify the situation.""

I nodded toward him.

"Then explain it accurately.""

For the first time since I had met him, Richard Blake looked like a man who had run out of prepared answers.

He turned to the guests.

"The circumstances are complicated. We entered into a financing arrangement that ultimately required a transfer of certain assets.""

"Certain assets?"" Grant repeated.

Richard ignored him.

"The arrangement preserves our business operations, and we have a contractual understanding concerning continued management of the property.""

"Subject to the terms of the agreement," I added.

Richard's mouth tightened.

"Yes.""

Tyler looked from Richard to me.

"So you're saying this guy bought the house?""

"Not precisely," I said.

"The deed covers the property interests specified in the recorded documents. Richard's family retains the rights expressly reserved under their agreements, but they don't own the entire estate outright.""

I could see the guests struggling to rearrange everything they thought they knew about me.

The old truck.

The plain clothes.

The man flipping burgers.

None of those details had changed.

Only their assumptions had.

Chloe was the first to speak.

"Ethan, why didn't you tell us?""

I looked at her.

"When did you ask?""

Her mouth opened, then closed.

Tyler attempted a laugh.

"Come on, man. You can't seriously expect us to know you're some kind of property tycoon when you show up in that truck.""

"I don't expect you to know anything about me, Tyler. I expect you not to insult people because you don't know them.""

His face reddened.

"I was joking.""

"You called me a freeloader.""

"Everyone was joking.""

I turned toward Madison.

"Was everyone joking?""

She stared at the ground.

"Not now, Ethan.""

"That's what you said earlier.""

Her eyes lifted.

"Please. Not in front of everybody.""

I let the silence sit between us.

Then I said, "You didn't have a problem discussing my finances in front of everybody.""

Her eyes filled with tears, but I couldn't tell whether she was hurt, frightened, or simply realizing that the audience she had wanted to impress was watching her lose control of the story.

Richard intervened.

"Ethan, I think we should move inside. We can discuss the business details without turning this into a spectacle.""

I considered him for a moment.

"You're right about one thing. The business details don't belong in a social gathering.""

Relief crossed his face.

"But neither does humiliating someone you've invited into your home.""

The relief disappeared.

I turned to the guests.

"I came here because Madison invited me. I brought the food she asked me to buy, prepared the meal, and helped her host her friends. I was happy to do that.""

I looked directly at Tyler and Grant.

"What I wasn't happy to do was stand there while you decided my worth based on my clothes, my truck, and what you imagined I earned.""

Neither man spoke.

I continued.

"My company employs forty-seven people. We develop commercial properties, renovate distressed buildings, and invest in land that other buyers overlook. I don't discuss my finances at parties because I don't believe strangers are entitled to a balance sheet before they decide whether to treat me decently.""

Grant's face reddened.

"I think you've misunderstood the tone of the conversation.""

"No," I replied.

"I understood it perfectly.""

I glanced toward the grill.

"And for the record, I bought the groceries, too.""

A nervous laugh escaped someone near the pool.

Nobody joined in.

Madison stepped forward.

"Ethan, please. Can we talk?""

I looked at her.

"Of course.""

Her shoulders relaxed slightly.

Then I added, "But not because you suddenly discovered I have money.""

Her expression crumpled.

Richard rubbed his forehead.

"Perhaps we should all take a breath.""

"No," I said.

"I think we've taken enough breaths around things that should have been said plainly.""

I reached into my pocket and checked my phone.

Daniel had sent three documents.

The first was the recorded deed.

The second was the financing agreement.

The third was a scanned copy of a private letter attached to the original negotiations.

I opened the letter.

The date was fourteen months earlier.

The signature at the bottom belonged to Madison Blake.

My stomach tightened.

I read it twice.

Then I looked up at her.

"Madison, there's something I need to ask you.""

She wiped her cheek.

"What?""

"Why did you introduce me to your father's financial problems before you introduced me to your father?""

Her lips parted.

Richard went completely still.

May you like

And across the patio, Grant whispered, "Oh, God.""

Because whatever had just happened at the barbecue, it was becoming clear that the property wasn't the only thing Madison had been keeping from me.
